Where It All Began

Founded in 1976 by William J. Canning, Canning Management Group (CMG) began as an affordable housing developer in Providence, RI developing and managing over 1,000 apartments. The company grew to be a fully integrated multifamily real estate company that excels in the management of affordable and conventional housing. While CMG has developed, acquired and managed affordable housing communities for its own portfolio, we have brought that extensive experience to third-party property and asset management.

It is said behind every successful man and company there is a great woman. This is certainly true of our founder and the Canning Management Group. Linda May Canning, the founder’s wife of over 50 years, provided the foundation of support, faith and love for him and the company to succeed.

Meet The Team

William J. Canning, Founder

Mr. Canning was born in Providence, Rhode Island where he attended La Salle Academy. Bill graduated from Providence College with a Bachelor of Arts in Economics on a full baseball scholarship.

After graduation, he signed as a pitcher with the Houston Colt .45s now the Houston Astros. After playing professional baseball, Bill moved back to Providence, RI and began working for the City of Providence. He served on the Providence City Planning Commission. Bill also worked for Progress for Providence and Model Cities Program.

In 1976, he struck out on his own forming the Canning Management Group developing and acquiring single family homes. Bill quickly scaled up into the development of large scale multi-family assets specializing in tax sheltered syndicated real estate investments specifically United States Department of Housing and Urban Development Section 8 Rental Certificate Program, Section 236 Preservation Program, Section 202 Housing for the Elderly and Low Income Housing Tax Credits. He fostered investor relationships across the country attracting limited and general partners from California, The District of Columbia, Massachusetts, New York and Washington State to develop multifamily housing in Providence, RI.

Bill would ultimately grow the Canning Management Group to manage 850 units throughout Rhode Island. His long term prospective as a developer, owner and manager provides the insight and experience necessary for Canning Management Group to create maximum value for both their owned and managed assets.

Bill is a long standing and active member of National Leased Housing Association, Institute of Real Estate Management and the Rhode Island Builders Association. He is an avid tennis player.

Dave Canning, Managing Principal

Mr. Canning began his career at the Canning Management Group at an early age. Throughout the summers in high school, he worked with the maintenance team painting, landscaping and doing trash removal. Throughout the summers in college, he worked with the property managers as an assistant.

In 2000, Dave graduated from Boston College with a degree in Economics. After graduation, he joined The Carson Group in New York, NY a start-up capital markets intelligence consulting firm. There, Dave focused on capital markets intelligence and corporate finance as a Senior Associate.  He advised CEO’s, CFO’s and senior management on financing strategies and provided insight on the capital markets. The Carson Group was acquired by Thomson Reuters.

In 2005, Dave focused his attention on NYC commercial real estate specifically investment sales. He worked as Director of Sales for Massey Knakal Realty Services, New York’s #1 building sales firm where he achieved the Rookie of the Year award and as a Senior Associate with Marcus and Millichap Real Investment Service’s National Multi Family Housing Group. Dave advised private investors, estates, institutions, foreign entities and nonprofit organizations on the valuation and sale of their commercial real estate assets.

In 2010, he joined Ocean Capital, the commercial lending division of Home Loan Investment Bank, FSB, as a Business Development Officer sourcing and underwriting  commercial loans for the acquisition and refinancing of commercial real estate throughout the country. Dave has originated and closed over $100 million in commercial real estate sales and financings throughout his career.

In 2013, Dave applied what he learned in corporate finance, investment sales and commercial real estate finance and brought that expertise back to the company he grew up working at. As Managing Principal, he is dedicated to sourcing new management contracts and acquisition opportunities as well as providing strategic and long-term planning for the Canning Management Group.

Dave is active with the Institute of Real Estate Management, National Leased Housing Association, Rhode Island Builder’s Association, and the Boston College Fundraising Committee.

He is an avid basketball player, golfer and runner. Dave has competed in the Newport, RI Half Marathon and Fort Lauderdale, FL Half Marathon.

Christine Canning Levy, Director of Operations

Christine Canning Levy also began her career at the Canning Management Group at an early age working alongside her brother, David and father, Bill.

As the Director of Operations, she provides strategic direction and executive leadership to all staff at Canning Management Group. Christine contributes to the development of infrastructure, processes, and systems to increase the quality and efficiency of support to our residents and staff.
Christine brings nearly 10 years of experience in developing and implementing strategic plans and activities to ensure overall operational, financial and growth objectives are met.

Christine holds a Bachelor of Arts in Communication Studies and Elementary Childhood Education from the University of Rhode Island. She holds a Masters of Arts in Special Education from New York University. Christine also holds a Masters of Arts in Leadership and Administration from the Bank Street College of Education.

Christine and her husband Greg, have two children and reside in East Matunuck, Rhode Island.
Christine is an avid tennis player.

Anne Reynolds, Property Manager

Anne Reynolds has been with the Canning Management Group for over 40 years.  Through her tenure at Canning Management Group she has become a Registered Apartment Manager. 

In 2016, Anne received the honorable “ Above and Beyond Partner Award” from Rhode Island Housing for her extraordinary services to residents. This recognition was given to Anne because following a gas line issue at Broadway Plaza, that resulted in residents being unable to cook for over a week, Anne provided an on-site food truck for several days.  In addition, she purchased individual electric burners for all 24 units, allowing residents to cook on their own for the remainder of the gas outage. Anne was both moved by the situation and enjoyed reconnecting with many of her residents, so she also scheduled a family pizza party for the development.

Carolyn Izzi, Property Manager

Carolyn is a Registered Apartment Manager through the Rhode Island Builders Association. Carolyn has spent 34 years in affordable housing, all with Canning Management Group. She has been a member of Assisted Housing Manager since 1991. Carolyn is an Associate member of Institute of Real Estate Management and a member of New England Affordable Housing Management Association. Carolyn has many memorable moments with residents and her colleagues over the years, memories that have created communities.

Gloria Isacco, Resident Services Coordinator

Gloria is a certified Rhode Island Resident Services Coordinator. She has been with Canning Management Group for 28 years. Gloria has brought many programs to the communities in which she works, including a Meal Site Program, a Farm Fresh Program and an Exercise Program. For Gloria, assisting residents and providing them with services to maintain a happy, healthy home is her priority.

Karen Fagundes, Senior Property Manager

Karen Fagundes has been in the affordable housing business for 24 years, 20 of those years have been with the Canning Management Group. Karen is a Certified Occupancy Specialist and Tax Credit Specialist through National Center of Housing Management. She is an Accredited Residential Manager through the Institute of Real Estate Management, which she has been a member of since 2012. Karen takes great pride in assisting residents find homes in the communities in which she works.

Miguel Bautista, Maintenance Technician

Miguel is a skilled Maintenance Technician serving 99 units at Fox Point Manor. Miguel has been a valuable asset to the Canning Management Group for over 32 years.

Shane Holly, Maintenance Technician

Shane Holly has served as a Maintenance Technician for 16 years and has been with Canning Management Group for the last 2 years at New Canonchet Cliffs, serving the residents of 137 Units. He has been trained in all aspects of apartment and property maintenance at several properties in his career. He has enjoyed many years of great memories helping residents have a safe place to call home.

Annie Mendez, Property Manager

Annie Mendez has been with the Canning Management Group for 12 years. She is a member of New England Affordable Housing Management Association and the Institute of Real Estate Management. Annie enjoys working with the residents and makes it a priority to make them happy everyday.

Yshona Umbenhaur, Property Manager

Yshona joined Canning Management Group in 2016. She is an administrative assistant and tremendous asset to both the Fox Point Manor and Canonchet Cliffs I & II communities. Yshona enjoys working with the residents, she particularly recalls her first day at Fox Point Manor and how friendly and welcoming the residents made her feel.

Marie Pezza, Administrative Assistant

Marie Pezza is an administrative assistant at Canning Management Group.  Marie comes to Canning with over ten years of working for the Providence Housing Authority.  Marie is detail oriented and enjoys the daily operations of working with Canning Management Group.
